Top Five neighborhoods in Denver for first time house-buyers

The Denver housing market is a very competitive one and it can be intimidating for the first time buyers.

Houses in the most desirable neighborhoods around the city are sold within a blink on an eye and they do not run cheap, but if a person heard just a step outside the central core, they will find some are that are much easier to get their foot in the door.

The list we are going to show focuses on two biggest factors that first time buyers mostly consider: affordability and safety.

To check the crimes occurred per square mile in each of Denver’s neighborhoods in 2016 the data from the Denver Police Department is used. For the affordability the home value data from Zillow Home Value index is used.

The five Denver neighborhoods that have low crime rates and most affordable houses in the city.

Indian Creek

The neighborhood is between Highway 83 and Quebec St. in southeastern Denver, it is not very big. But, it is a fine combination of affordability and low crime.

Crime density: 176.6 crimes per square mile

Home Value Index: $239,300

Gateway - Green Valley Ranch

The neighborhood is right off Pena mind the sounds of planes passing overhead could be a good option for the first time house buyers
Crime density: 195.9 crimes per square mile

Home Value Index: $287,600

Globeville

The neighborhood is at the intersection of I-25 and I-70, north of downtown Denver. The crime and house prices are low here, it’s worth noting that this area

Crime density: 381.6 crimes per square mile

Home Value Index: $229,300

Elyria-Swansea

It is just to the east of Globeville, along I-70. The Elyria-Swansea neighborhood is at the center of a controversial proposal to lower part of the freeway and cover it with a park.

Crime density: 404.2 crimes per square mile

Home Value Index: $226,900

Chaffee Park

This Chaffee Park neighborhood is at the west of Globeville, sitting just north of I-70 and east of Federal Boulevard.

Crime density: 447.8 crimes per square mile

Home Value Index: $293,700

If you are planning to purchase a house in one of these neighborhoods, be prepared to move quickly. The city’s housing market is the fastest-moving in the whole Country, with most houses pending sale in less than a month.
